Terms & Conditions
These conditions apply to all bookings made with Mrs Riches, hereinafter called the manager.
- All bookings must be made on the official booking form and accompanied by the deposit. The deposit will form a binding contract between the client and the manager. Deposits are non-returnable unless the manager is unable to accept the booking.
- No bookings are valid unless confirmed in writing by the manager.
- The full balance is due 8 weeks before the day of arrival. If this is not paid the manager has the right to cancel the holiday and deposit will be lost.
- All bookings commence at 3pm on arrival day and finish at 10am on departure day.
- All cancellations by the client must be in writing. For holidays cancelled by the client, the client will be liable for the total cost of the holiday to the manager. If we are able to re-let the accommodation, all monies less the deposit, expenses, costs and losses incurred by the manager due to cancellation will be refunded.*
- The accommodation must not be sub-let and the numbers on the booking form must not be exceeded.
- The manager or representative shall be allowed access to the accommodation at any reasonable time for maintenance or inspection.
- The client undertakes to keep the premises and all furniture, fixtures, fitting and effects in or on the premises in the same state of repair and condition as at the commencement of the holiday and also undertakes to leave the premises in the same state of cleanliness and general order in which it was found and to pay the cost of any replacements or repairs which may occur.
A good housekeeping deposit of £50.00 is ordinarilly payable with the balance of the holiday cost. This deposit may be used to offset the cost of remedying any breakages, damages or losses or restoring the house to a clean and tidy condition should the client fail to do so. The deposit will be returned within 21 days of the clients return if none of these problems occur.
- The manager accepts no responsibility for any injury, sickness, loss, additional expenses, or inconvenience, directly or indirectly caused by or arising from the use of the properties or access.
We do all that we can to ensure that the accommodation is kept to a very high standard, we hope that you will help us to keep it that way.
- Smoking is not permitted within any of the rooms of our properties.

*We strongly recommend holiday cancellation insurance.
